This beautifully decorated studio with a nautical flair at the "Top of the Gulf" studio features 2 queen beds, couch for lounging, dining area with a full table and 4 chairs, full bath with a walk-in shower, walk in closet, sitting bar area, kitchen and so much more. This beautiful studio is equipt with a microwave, refrigerator, toaster, stove top, many cooking utensils, tablewares, brand new Keurig and a coffee pot. There is a Smart TV with a remote.
There is no balcony inside the unit, but this iconic Top of the Gulf complex features many balconies throughout the property that one can enjoy!  One of the properties' direct gulf-view balcony is located just 9 steps from our front door outside the unit. . Top of the Gulf does not allow guests on site who are not staying within the complex.

The Top of the Gulf complex's game room boasts a pool and a foosball table. The pool area features a shuffleboard court that also offers cornhole boards. A large swing and an oversized Adirondack chair add to the beachy atmosphere, and the internet cafe is poolside with dedicated Wi-Fi internet in a shaded space. Top of the Gulf features immaculate landscaping, pristine beachside amenities, and a gorgeous pool, (with a kiddie pool) where personal chairs and coolers are welcome. Grills are also provided for personal use. 
Top of The Gulf complex is located in the heart of the Panama City Beach! It is within walking distance to many restaurants, beach shopping boutiques  and many local activities and fun attractions. This beautiful and well designed complex has a large pool, baby pool, seasonal snack bar, and a massive sundeck overlooking one of the most beautiful beaches on the Emerald Coast. The complex is proud to present a beautiful guests' lounge with free Wi Fi internet, game room, gym and a small shop. There are plenty of restaurants and activities nearby, though, when you need a break from the sun: Alvin's Island beach shop and the amazing Hershey's Ice Cream Shop are located directly across the street.  Popular attractions that are within 15 minute walking distance to the Top of the Gulf complex are: world-famous Pineapple Willy's restaurant and bar, Hammerhead Fred's restaurant, Ms. Newby's bar and shop, Longboards restaurant, Emerald Falls Family Recreation Center, Mr. Puffs rolled Ice Cream shop and so much more!
The condo is a beautiful ocean view getaway. This studio will comfortably sleep a small family of 4 or a close group of 4 friends. 
2 queen beds are the centerpiece of the room. You also have a plenty of lounging choices between the couch, the dining table with chairs and the kitchen bar area. 
In our studio kitchen you can enjoy full amenities for cooking.

A vacation in the sunshine state would not be complete without plenty of time in the sun which is made easy by the pool and on our beautiful beach just a few steps beyond the pool deck. Enjoy relaxing time with your toes in the sand, playing shuffleboard with friends, renting a jet ski or signing up for a local boat tour to catch a glimpse of the dolphins at sunset! Sunsets are our specialty and can be viewed every evening from the balcony 15 steps West from our front door or at the beach.
For even more adventure just head five miles East to the St. Andrews State Park for the pristine emerald waters to relax, scuba dive, fish and kayak. St. Andrew's State park has a great jetty area for swimming a snorkeling with the little ones.  Six miles away to the West, you'll find our most famous Pier Park with plenty of shopping and dining options. Pier Park has a full scale movie theater and a SkyWheel amusement ride.
This is  the  property to  fall in love with! 
One can  walk to a local Walmart if needed or use an onsite shop for  beach fun necessities and last minute essentials.  Seasonal on-site Snack Shop provides quick meals and beverages.  With  this  property the choice  is  yours:  you  can turn  your  vacation  into  a  secluded  family fun getaway, romantic coastal escape with your loved one, relaxing beach retreat with friends or have a blast exploring the local  PCB night life to  your heart's  desire. 
Quick rules overview for the property ( detailed overview provided in the rental agreement to be signed):
No animals are allowed. Service animals: As per complex general manager's rules guests with service animals must provide all necessary up-to-date paperwork required prior to check-in to avoid penalties and extra fees. 
Suitability: wheelchair inaccessible
Important: A $30 cash only fee is collected by the condominium HOA upon arrival for one parking pass (only one vehicle per unit is allowed) and 4 bracelets that must be worn during your stay per HOA rules. Maximum occupancy is 4 due to fire codes and is strictly enforced by the HOA. Parking pass must be displayed at all times to avoid a violation.
Children less than 18 years of age are not to be left unattended on the porperty at any time.
**The registered primary guest must be at least 21 years of age and provide their appropriate ID at time of booking and at registration. The registered guest, who is totally liable, must be in the unit with all rental guests under the age of 21. Unregistered guests are not allowed.
**Prices and availability are subject  to  change without notice unless the  reservation  is  secured with an advance deposit ( downpayment) of $200 ( non-refundable) or the full payment if less than 30 days prior to check- in date and is due at the time of booking .
**We are unable to hold any available time untill the rental agreement is signed and security deposit and/or full payment is processed. Our prices can change without notice unless secured due to a constant change in demand from our guests. The rental agreement has to be signed before security deposit and/or a full rental payment is processed. Copy of the Primary Renter Driver's License will need to be provided at time of booking.
We have 3 nights minimum at this time.
This is a non-smoking unit.  Smoking/Vaping is strictly prohibited in the unit.  
This property is equipt with a WIFI thermostat and a window sensor.
Payments: We currently accept payments via ACH direct deposit only. We only use reputable Quickbooks platform for payment processing. Quickbooks does not charge extra fees for ACH payment processing but they do charge a 4% fee for any credit card payment processing. We are not able to process access to the property until rental agreement is signed, full payment is received and the copy of the Primary Renter's driver's license is received.   An advance non-refundable downpayment of $200 is required at the time of booking to hold the time and after the rental agreement is signed. If the reservation is canceled outside 30 days of your originally scheduled arrival date, we will retain a $200.00 non-refundable downpayment. However, if the reservation is cancelled within the 30 day window, the entire payment will be forfeited. Date modifications are based on availability and subject to pricing changes based on the new dates. All modifications will be charged a $75.00 modification fee plus any applicable rate changes. Fee is due at the time dates are changed. We encourage you to purchase an additional cancellation insurance that will be offered to you for purchase at the time of booking via a 3rd party provider. It is non-refundable and the owner does not manage the optional 3rd party cancellation insurance policy. 
We are set to accept bookings 72 hours prior to the requested check in date.
